What stays with you.

Nothing changes at the house except the standard. Your staff stay yours, on your payroll. We write the protocols, we train your team to them, and they run the day exactly as they always have.

And we are careful about who stays. A full calendar is not worth a damaged house. We will not fill your dates with guests we would not want in our own.

Questions owners ask

Asked and answered, plainly.

What share do you take?

It depends on the property, and we agree it per house. There is no fee either way. We discuss the number openly on the first call.

I do not live in the Nilgiris. Does that matter?

No. Most owners we work with do not. Your staff are there, we are there, and you get a monthly report on revenue, occupancy and where the bookings came from.

Do I lose control of my house?

No. Ownership does not change, you approve everything, and the final say on who stays is yours.

What happens to my caretaker and cook?

They stay, on your payroll. We train them. The model depends on them.

Do you take the money?

No. Guests pay you, as they do now. We invoice our share monthly.

How long is the term?

12 months, with 3 days notice either side. Repositioning takes a full season to show.

How many properties do you run?

One, on revenue share, and deliberately. We have run marketing for many more. We would rather run five properly than fifty badly.
